
West Haverstraw, N.Y. โ A proposed 454,000-square-foot warehouse and distribution center in the Village of West Haverstraw has moved another step forward after the village’s Planning Board accepted a Draft Environmental Impact Statement (DEIS) for the project, allowing the environmental review process to continue. The proposal has been under consideration by local officials and state agencies since 2022.
The project, known as the Grassy Point Bend Wholesale Storage and Warehousing Facility, would be constructed on approximately 34 acres of a former construction and demolition debris landfill located near Beach Road and Ecology Lane. The site sits across from the planned Rockland Cares animal shelter, a project being developed by the county’s solid waste authority, Rockland Green.
According to project documents, the warehouse would operate as a 24-hour distribution center and include loading docks, trailer storage areas, parking facilities, and related infrastructure improvements. The project is estimated to cost between $60 million and $80 million and is being developed by property owner Eric Bergstol in partnership with New Jersey developer Efrem Gerszberg.
