LEGAL NOTICE
NOTICE IS HEREBY GIVEN THAT a remote Meeting will be held by the Zoning Board of Appeals of the Town of Ramapo on Thursday, March 4, 2021 at 6:45 p.m., or as soon thereafter as all matters can be heard at Ramapo Town Hall, 237 Route 59, Suffern, New York. The remote Meeting will be held via the ZOOM platform as Governor Cuomo’s Executive Orders allows. The public will be able to watch or listen to the Meeting, which will be recorded, and a transcript will be available later. Minutes of actions taken at the meeting will be filed in the Town Clerk’s office as soon as possible. As in-person attendance by board members, applicants and interested members of the public is not permitted because of the COVID-19 Executive Orders issued by the Governor, the procedure for those wishing to participate via ZOOM in the scheduled Public Hearings below will be timely posted on the Town website at WWW.RAMAPO.ORG.
If you wish to speak at the Public Hearing, please send your name, address, and email address to Corryp@ramapo.org. Please include the application that you wish to speak on no later than 5:00 p.m., prior to the Zoning Board Meeting.

Application # 21-101: Mosdos Koloshits, 11 Nesher Court, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a school, which will have less than the required side setback, total side setback, greater than permitted floor area ratio, greater than permitted development coverage and greater than permitted building height. The property in question is: 99-101 Highview Road, Monsey, New York, located on the south side of Highview Road, approximately 500 feet west from the intersection of Route 84, which is known and designated on the Ramapo Tax Map as Section 56.05-1-6 & 7 in an R-25 zone.
Application # 21-102: Congregation Chevra Shas, 58 Main Street, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a Local House of Worship, which will have less than the required total side setback. The property in question is: 58 Main Street, Monsey, New York, located on the east side of Main Street, approximately 140 feet south from the intersection of Secor Street, which is known and designated on the Ramapo Tax Map as Section 56.11-2-19 in an R-15C zone.
Application # 21-103: Kollel Boker of Monsey, 151 Blauvelt Road, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two lot subdivision consisting of a three family dwelling with three accessory apartments on lot #1 and a three family dwelling with two accessory apartments on lot #2. Lot #1 will have less than the required lot area, side setback, side yard, side setback (deck) and greater than permitted floor area ratio and greater than permitted development coverage. A variance will also be required from Section 376-52C for lot #1, in that a fence more than six (6) feet in height must be setback from the lot line a distance to 2/3 its height. Lot #2 will have less than the required lot area, front yard, front setback, side yard, rear setback, side setback (deck), street frontage and greater than permitted development coverage and greater than permitted floor area ratio. A variance from Section 280A will be required for lot #2 in which the lot does not have the required frontage on a public road. The property in question is: 151 Blauvelt Road, Monsey, New York, located on the west side of Blauvelt Road, approximately 240 feet north from the intersection of Manor Drive, which is known and designated on the Ramapo Tax Map as Section 49.19-5-34 in an R-15C zone.
Application # 21-104: Emmanuel and Malka Reisman, 55 Bluefield Drive, Unit 203, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling, which will have less than the required lot area, lot width, front setback, front yard, side setback, total side setback, street frontage and greater than permitted floor area ratio. The property in question is: 10 Johanna Lane, Monsey, New York, located on the north side of Johanna Lane, approximately 200 feet east from the intersection of Roberts Road, which is known and designated on the Ramapo Tax Map as Section 56.15-1-29 in an R-15 zone.
Application # 21-105: Alter Benedikt, 4 Divot Place, Suffern, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an office building, which will have less than the required lot area, rear yard, front setback and front yard. The property in question is: 74 W. Eckerson Road, Spring Valley, New York, located on the south side of W. Eckerson Road, approximately 300 feet east from the intersection of Route 45, which is known and designated on the Ramapo Tax Map as Section 50.14-4-28 in an NS zone.
